Tourist village project in Risan

Urbanized land of 10.237 m2, in Risan, Kotor municipality. The distance from Tivat airport is 29 km and 118km from Podgorica airport.

Tourist village Risan Bay is a complex of apartments for sale and according to approximate estimates profit from the sale of this project would be 71,80% of the total amount of costs (including the value of the plot).

In the immediate vicinity there is a beach 105m long and 30m wide (25m wide green area and 5m of sandy area). The plot is located on the first line. The distance between the border of the plot and the beach is 20 m. There is a рebble beach, 105 m long and 20 m wide, just below the plot and the main road.

Currently, there is a lease contract between the land owner and the Coastal zone management agency Morsko dobro, for the lease of the beach. Same option is available to the new owner -the buyer can take the beach under lease by signing same contract with the Morsko Dobro agency.

The terrain is flat, with a slight elevation to the east side. All infrastructure elements – electricity, water and sewage are on the plot.

The plot is connected to town infrastructure. For the purpose of cooling the equipment of the plant which existed earlier on this plot they used sea water which was conveyed to the plot by the pipeline from the pumping station.

The same system could be used for construction of a swimming pool with sea water supply.

The main project for a residential tourist complex Risan Bay has already been approved by the municipality of Kotor.
